Wisconsin roofs take a beating. Between heavy snow loads, ice dams, spring storms, and big temperature swings, even a good roof ages faster here than it would somewhere milder. The tricky part is knowing when a repair will hold and when you're better off replacing the whole thing.
1. Your roof is 20 years or older
Most asphalt shingle roofs last 20 to 25 years in our climate. If yours is in that range, it's worth having it looked at even if it seems fine from the ground.
2. Shingles are curling, cracking, or missing
A few loose shingles after a storm is a repair. Widespread curling or bald patches where the granules have worn away means the roof is near the end of its life.
3. You're finding granules in the gutters
Those sandy granules protect your shingles from the sun. When they start washing into your gutters in quantity, the shingles underneath are wearing thin.
4. Daylight or stains in the attic
If you can see light through the roof boards, or you're finding water stains on the attic ceiling, water is already getting in.
5. Sagging or soft spots
A sagging roofline or a deck that feels spongy underfoot points to trapped moisture and rot in the structure. That's a replacement, not a patch.
